The 80+ year old chimney had a deteriorated mortar-wash crown with through-cracks, 12 courses of eroded mortar joints, 11 spalling bricks, and failing flashing. Water was penetrating the structure and causing ceiling stains inside the home.
Our Solution
Complete crown demolition and rebuild with fiber-reinforced concrete (4,000 PSI, 2" overhang, drip edge), tuckpointing of all deteriorated joints with Type N mortar, replacement of 11 bricks with period-matched reclaimed Baltimore brick, new step and counter flashing, and vapor-permeable waterproofing.

This project showcases a complete chimney crown rebuild and masonry restoration for a 1940s Colonial-style home in the Homeland neighborhood of Baltimore, Maryland. The homeowner contacted Shamrock Chimney after noticing water stains on the ceiling near their fireplace — a classic sign of chimney moisture intrusion that had been developing for several years.
Initial Assessment & Scope of Work
Our CSIA-certified technician performed a Level 2 inspection with video camera examination of the flue interior. The findings were significant but not uncommon for a chimney of this age in Maryland’s climate:
- Severely deteriorated chimney crown with multiple through-cracks allowing direct water entry
- Eroded mortar joints in the top 12 courses of brick — roughly 4 feet of exposed masonry
- Spalling bricks on the weather-facing side where freeze-thaw damage was most concentrated
- Damaged flashing at the roof-chimney junction with visible rust and separation
- Interior flue tile in fair condition — no cracks or gaps requiring liner replacement
The scope of work was defined as: complete crown demolition and rebuild, tuckpointing of all deteriorated mortar joints, replacement of 8 spalling bricks with matching reclaimed Baltimore brick, flashing replacement, and exterior waterproofing application.
Crown Demolition & Preparation
The existing crown was a simple mortar wash — a common shortcut from mid-century construction that lacks the structural integrity and proper overhang of a code-compliant crown. Our team carefully demolished the existing crown using hand tools to avoid damaging the underlying brick courses. All debris was contained and removed from the roof.
With the old crown removed, we could see the full extent of water damage to the top courses. Three additional bricks showed internal cracking that wasn’t visible from the exterior, bringing our total brick replacement count to 11.
Masonry Repair & Tuckpointing
Our masons used a combination of hand-cut and power-grinding techniques to remove deteriorated mortar to a depth of ¾ inch — the minimum required for a proper bond with new mortar. We selected Type N mortar for the tuckpointing, which provides the right balance of strength and flexibility for chimney applications exposed to weather and thermal cycling.
The 11 replacement bricks were sourced from a local reclaimed brick supplier to match the original 1940s common bond pattern. Color, texture, and dimensions were matched on-site before installation. Each brick was fully buttered and set with proper head and bed joints.

New Crown Construction
The new crown was formed in place using rigid foam forms to create a proper 2-inch overhang on all sides with an integrated drip edge. The crown was poured with fiber-reinforced concrete at a 4-inch minimum thickness, sloped away from the flue opening to direct water off the chimney rather than into it.
Key specifications for the replacement crown:
- 4,000 PSI fiber-reinforced concrete mix
- 2-inch minimum overhang with drip kerf on all sides
- Slope grade of ¼ inch per foot away from flue
- Flexible sealant bond break between crown and flue tile
- Wire mesh reinforcement for crack resistance
Waterproofing & Final Inspection
After a 7-day cure period for the new crown, we applied a vapor-permeable waterproofing sealant to all exterior masonry surfaces. This siloxane-based product penetrates the brick and mortar to repel liquid water while allowing water vapor from inside the chimney to escape — preventing the trapped moisture that causes spalling.
New step flashing and counter flashing were installed using code-compliant techniques with a secondary waterproofing membrane at the chimney-roof junction. The existing chimney cap was in good condition and was reinstalled after cleaning.
The final Level 1 inspection confirmed: all mortar joints fully sealed, crown properly sloped with intact drip edge, flashing sealed and water-tight, and flue liner unobstructed.
Homeowner Impact & Timeline
Total project duration was 3 working days spread over 10 calendar days (to allow for the crown cure period). The homeowner was asked not to use the fireplace during the project. All work was performed from the exterior with rooftop access — no interior disruption was required. The crew maintained a clean work site with daily debris removal.
Long-Term Maintenance Plan
With the rebuild complete, we provided the homeowner with a maintenance plan to maximize the life of the restoration:
